What is a snagging report?
A snagging report is a professional inspection of a newly built or recently completed property that documents defects the developer is contractually responsible for fixing. Defects range from cosmetic (paint, finishes) through functional (doors, fans, plumbing) to safety (fire doors, smoke alarms, electrical, gas).
When should a snagging inspection be commissioned?
For new builds: pre-completion (before legal handover), at completion (handover day), post-completion (within the first few weeks of occupancy), and the 12-month de-snag (toward the end of the 2-year developer defects period). For extensions and refurbishments, surveyors typically inspect once the contractor's works are substantially complete and before final payment. SurveyorSuite supports all five workflows as distinct construction-stage options.
What is a 12-month de-snag inspection?
A 12-month de-snag is a final inspection commissioned around month 22–23 of the 2-year initial defects period. It captures snags that have only become visible through a year of living in the property — movement cracks, settled finishes, performance issues with services. After the 2-year period, the developer's liability narrows significantly to the warranty provider's structural cover, so the de-snag is the buyer's last opportunity to push remaining issues onto the developer directly.
Does the SurveyorSuite snagging report cite NHBC standards?
Yes. Every snag can be tagged with the relevant NHBC Buildmark chapter (Ch.3 Site Conditions, Ch.5 Substructure, Ch.6 Superstructure, Ch.7 Roofing, Ch.9 Internal Finishes), the relevant Approved Document (B Fire, F Ventilation, J Heat-producing appliances, K Falls, L Conservation of Fuel, M Access, P Electrical), and other British Standards (e.g. BS EN 12150 for toughened safety glass, IGEM UP/2 for gas pipework). An auto-generated standards appendix collates these at the back of the PDF.
Can I send the snagging report to the developer?
Yes — that's the primary use. Reports export as branded PDF and DOCX, ready to email or upload to the developer's portal. A snags-only CSV is also available so the developer can bulk-import the items into their own defect tracking. Each snag has a developer response field (not yet submitted, accepted, disputed, agreed waiver) and a comments field, so the report can be re-issued as the dispute log evolves.
What output formats are produced?
Branded PDF (your logo, colours, header/footer), DOCX (Word, for editing or merging into a covering letter), and a snags-only CSV for developer import. Photos are embedded inline or in an appendix depending on your preference, with annotations preserved.
