What SurveyorSuite does — and what you obtain separately

A Scottish Home Report has three statutory parts — the Single Survey and valuation, the seller's Property Questionnaire, and the Energy Report (EPC). What is a Scottish Home Report?
A Home Report is the pack a seller must provide before marketing most residential properties in Scotland, introduced under the Housing (Scotland) Act 2006. It contains three documents: the Single Survey (the surveyor's condition assessment and valuation), the Energy Report (the EPC), and the Property Questionnaire (the seller's own answers). Lenders also commonly require a generic Mortgage Valuation Report.
What does SurveyorSuite produce, and what do I obtain separately?
SurveyorSuite produces the parts that need a chartered surveyor: the Single Survey and valuation, plus the generic Mortgage Valuation Report lenders ask for, and it records the seller's Property Questionnaire — all in one prescribed-format PDF. The MVR and PQ are toggled on in Section A; turn them off and the report is a Single Survey on its own. The one part SurveyorSuite does not produce is the Energy Report (EPC) — that's created separately by an accredited energy assessor and lodged on the Scottish EPC Register, and you attach that certificate to the finished pack.
Do I generate the EPC / Energy Report in SurveyorSuite?
No. The EPC is produced by accredited RdSAP software (for example Elmhurst, Stroma or Quidos) and lodged on the Scottish EPC Register — SurveyorSuite cannot generate it. Section H of the report captures the EPC reference number and the energy and environmental bands for the inline summary; you attach the standalone EPC PDF to the pack yourself when assembling it for the buyer.
Is the report in the official prescribed format?
Yes. The structure, the Category 1/2/3 condition scale, the mandatory RICS Scotland Terms & Conditions, the sectional diagram, the accessibility questions and the Property Questionnaire all follow the Housing (Scotland) Act 2006 (Prescribed Documents) Regulations 2008 and the RICS Scotland Single Survey Technical Guidance.
Who can prepare a Single Survey?
The Single Survey and valuation must be carried out by a surveyor who is a member of the Royal Institution of Chartered Surveyors, competent to survey, value and report on residential property, and registered on the RICS Valuer Registration Scheme (VRS). The declaration in Section I records the surveyor's RICS membership and VRS registration.
How does the AI assist work, and is it RICS-compliant?
Type your site notes and AI drafts the condition narrative for each element and fills the MVR and Property Questionnaire. It applies a Category rating only when you write it — it never infers a rating, and never invents materials, measurements or causes. What happens to my notes? Are they used to train AI models?
No. Your notes are sent to Anthropic's commercial API for drafting. Anthropic explicitly commits in their Commercial Terms that customer inputs and outputs are not used to train their models. They retain API content for up to 30 days under their standard Trust & Safety policy, then delete it. SurveyorSuite never shares content with any third party for marketing or model training.
